So we are in the procession of purchasing a house that currently has a missing AC unit.  But the house is equipped with window units at the moment.  As part of the rehab, we are having a debate regarding selling the house with or without an AC unit....

Thoughts....Can we sell it without an AC unit and will this pass inspection?

I know its only been a year, but I still consider myself a rookie based on some of the experience I've seen on this board.  So with that said, here is my questions.

There is a ton of sites out there that talk about private lenders.  When you reach out to some of these private lenders, things sound great but I am still very cautious on moving forward with private money lenders that really don't have a site, business address (locally), etc.  

Does anyone have any experience with private lending that has turned out as you expected?  I am not looking for specific names of lenders, just looking for good conversation regarding this topic.....

We are off to a good start....Got our first property for 2017 under contract last night @ 9pm....How is that for focus!

We have an aggressive goal for 2017 so we needed to hit the ground running.....

Year one is almost over and we are very excited to see what 2017 has to offer.  We flipped 10 units year one...Not bad for a couple of rookies....(and started on Feb 2016).  We are looking to now grow our biz by adding some rental properties to the mix (1 already on the books) and others to come very soon.  I am however, a bit tired of using family money (my personal funds) to buy properties.  I hear people talk about private money....Where can I find good private money????

Just need better way of leveraging our funds....  Thanks

We have truly used our own cash as a way of growing our business. Can we get away from this process truly as we move forward? Or will this continue as a business practice? Brrr is an option, but I purchased one property a bit rich so the brrr is not working as it should.
