Hey guys. I have a dilemma… I own a three family house in newark nj and currently cash flowing about $1800 a month. I owe 280k on it however I just got an offer for 600k. I still have about 25 years on the Mortgage. I bought the house about 5 years ago. Never thought I be selling this fast. I’m having second thoughts between selling or keeping. If I hood for about 10 years I would have made the 285k in rental just about. The problem is I don’t know what do to with the profit after selling , if I do see.  I wanted to get into other businesses or real estate but everything is so expensive.. anyone have an advice or recommendations. Any input would surely help

If a housing representative calls you about participating in CITYFHEPS...hang up on them after telling them in excruciating descriptive detail just how hard and fast you are gong to shove that phone up their a** , if they ever so much as dare look at you phone number in contemplation of dialing your number.

Greetings all,

I own rental property in NJ and have section 8 tenants. I recently was approached by a prospective tenant who advised me of this program in NYC called (City Fheps). From what it looks like on their website and what the person is telling is that the program pays the rent and security dep. Also it states it pays the rent for a year and if the person still qualify for the program that they could pay the rent for up to 5 years. 

Anyways, does anyone in the BP community have some experience with this program and could shed some light into it?

Look at Chemical Bank....they have funded mortgages on properties that are as low as $35K. My bet is as a business owner if you let them know you will fund half the deal you could probably find a SFR for 50K in a C/C- Neighborhood,,,,you fund $25K of it...they give you a "mortgage" on the rest and you can get gross rents of somewhere between $800-$1,100/mo You can buy 4 of them with that $100K (DO NOT do it all at once....get your feet wet with the first one). Find an investor friendly agent like I did that walks the walk and talks the talk that also owns rentals in Cleveland....they will know the good PMs and the bad ones as well as the good contractors.

I also flew out to Cleveland multiple times.....that obviously is difficult to do right now, but the beauty of it is that's what home inspections are for,,,,,,,get a good home inspector like I did and they will be your light. 

That's what I did and still do.
