Just looking to see what’s everyone’s thoughts about investing in newark nj long term in the ghetto (C-D class ) .. the market is crazy hot right now in this area. Houses are going really high.  I wonder if I should sell my property and make 300k profit or keep it long term with the $2500 cash flow every month on a 3% interest rate ..  tenants are ok however they always paying late and it’s hard to get any late fee. All section 8 tenants but each tenant pays a different  portion , some higher then others. Been looking for another property but everything that’s decent is over 500k so I been leaning with just keeping cause I got nothing else to buy . Any thoughts ?

If it is SFR/CONDO/TH, I would sell and buy MF. With that equity you can afford $1,000,000+.

i was thinking maybe I can scale up and buy more with that 300. I was thinking of a HELOC also but idk how much the house will appraise for

1031 will only work if you're selling and replacing with a like-kind property though (another rental).

A lot of ways to scale up but this is a tough market to do that. Why do you want to sell? Is this asset not performing?

I can possibly make 300k by selling my investment property. What would you do to maximize and turn that 300 into more ??  I’m open to all ideas

 I have been able to help a lot of California investors buy properties here in Columbus, Cincinnati, and Cleveland. Because of all the corporations and companies being here like Amazon, The Limited, Intel, and more. The market has been exploding. The price to rent ratio makes for great investments. Not to mention our appreciation has been 8% higher then the US national average, because of the high demand for affordable housing.

My first BRRRRR was $300k, put $50k into it, refinanced, and got $90k back. I just refinanced again and got another $50k and it still cash flows $1800/month. Second BRRRRR cost $160k, put $55k into it, refinanced, and got me just under $200k back and cash flows $2000/month. Currently working on my 5rd BRRRR in the city!

I been wanting to do that. I’m from NJ and it’s very pricey over here.  How do you find the BRRRR deals. I would like to get into OOS investing.

I think just long term I can make more money but maybe I can invest now into something and cash flow better. Idk

And obviously every year the rent will go up and the current rent is a little under market however I would have to evict so I can get new tenants for going market rate rent.

A cash out refi will increase my mortage payment by 1000 more for 100k at 5% I was told. My rate is 3 currently
