We just got a 30 year fixed @ 4.25% on a jumbo loan with no points. We are both self employed. We qualified on my wife's income and she only had one years tax return for her business. But it is also the same business that she was in before when she was a w2 employee. 

I'm not sure if a portfolio lender can make it happen in your specific situation, but I guarantee they'll be the best shot you've got, unless you go hard money, which is expensive. Or maybe owner financing...

I would use public records to find owners of other commercial properties in the area, and present them the opportunity.

I like your game-plan, my wife and I have implemented a similar strategy with great success. And kudos to you for being such a good daughter, btw. I would like to think I would do the same for my mom if she was in need of some help. 

My first question is, have you spoken with any other lenders? I'm of the belief that if there's a will, there's a way. We've been turned down by multiple lenders in the past for a loan and on the fourth one, he was able tot get us a pretty good loan. I'd be happy to give you his info if you'd like.

Sounds like you are making a good start. I would look into portfolio lenders in your area, they are a little bit more lax about lending requirements and can generally make a loan happen where other's can't because they do not have to conform to Fannie and Freddie.

Great quote, it does have it's merits, and I tend to agree with the sentiment, but it really depends, what are your goals?

Prices go up, prices go down, but long term, they go up BIG TIME. Think about what a house was worth 20 years ago.
