There's a lot of good stuff in there specifically about wholesaling strategy, etc. Read through it and there is probably some real good answers in there from the pros in that wheelhouse. No worries! Honestly, this is a little out of my wheelhouse, I've never wholesaled a deal, so take my advice on this with a grain of salt please. But I do have experience as an investor and as an agent negotiating with sellers... My thoughts are that once you've determined what their motivation is for selling and you've structured the deal to best meet their needs and solve their problem, you want to give them the solution to their problem (your contract AND offer letter explaining the contract) ASAP. Strike while the iron is hot, as they say. What you are presenting them is a solution to their problem, an answer to their prayers, and my belief is that it's important to just put it on the table from the get go. If they are not going to sign it up front, then they aren't motivated enough to sell most likely, and it might be a good idea to move on and try another seller lead and/or come back to them later when they are more motivated. Welcome to BP, and congrats on making the jump into REI! I would look into portfolio lenders. They can generally make loans happen when others can't. They are a little more lax, as they don't conform to Fannie and Freddie guidelines. Hope that helps!

I would talk to them to see what their motivation level is, and that will help you to tailor the offer to meet their needs. And then I would certainly get something to them in writing. Hope that helps!

Congrats on the prospect of buying your first home! It sounds to me like the home may not be a good fit... Unless there's room for you to put a detached garage or small shed to store your stuff, and an area to fence in for your dogs? If there is then that may be a possibility as those things would make the home more marketable to perspective tenants/buyers and would therefore fetch a higher rent/price IMO.

Hey @Dan Moore. I'm an investor friendly realtor, though I am not in your area. That being said, I do have resources available to find and vet realtors to find one that would be a good fit for you. It sounds like you are looking for someone that has experience working with investors, maybe even is an investor themselves, that can help you find some properties that aren't a tear down, but also aren't priced just under retail cause all they need is some cosmetic fixes, right?
