I absolutely agree. Sales and marketing is the lifeblood of the business, and I'm of the belief that if I'm gonna spend money on marketing, I'm going to market to sellers for listings. Couldn't agree more. I do just listed/just sold cards to a farm around my listings. Do you have any other pointers on ways to market to sellers? What do you find works best for you? Thank you!

Congrats on your deal, I hope you get it.

In my experience FHA can be real picky with mobile homes, they don't generally like single wides. Any reason why you are going FHA? Have you looked into portfolio lenders? How far are you in the lending process?

I like it! We all have our own formulas for what we think is a good investment in any given market market... For me, if it cashflows and if there's a way to add value and raise the rent, and if it is in an area that doesn't have bars on the windows, it is a deal worth looking at. That is an oversimplification, but that's basically how I decide if a property is worth buying. 

Listen to the BP Podcast, read the forums like a textbook, study your market, save your money, pick your target, and make the jump. The most important thing is to act, and not get caught up into "analysis paralysis" IMO. Hope that helps!

And as far as the RE License... Not necessary to do do business as an investor, but in my experience it has been extremely beneficial for lots of reasons. First off, exclusive access to the MLS 24/7, the ability to create other income streams in the RE Business, i.e. representing buyers and sellers, and the added benefit of knowing the ins and outs of a real estate contract and how to negotiate in my parties favor.

There are some good suggestions here. Educate yourself. Listen to the BP Podcast. Follow the path that others have laid out and followed. 

I personally think househacking is hands down one of the best ways to dip your toes into the water of this business IMO. If you don't know what that is, look it up. There's ton's of forums on here about it. Best of Luck!
