@Kaleb Andrew Hanshaw what’s going on man ! I’m a realtor here in Beckley,WV and you are right there is great opportunities here in southern West Virginia. What financing options have you personally looked into ? What’s your credit score ? Are you trying to start with your own money or someone else?

In my honest opinion, I would go after the number one agent in your market. I would try to be an assistant and offer as much help as possible while simultaneously having the intention of being a sponge and try to soak as much knowledge as you can from said person. Yeah, you may get a family-like atmosphere and one on one time with the small brokerage but don't you want to be the top agent in your market? Obviously, having a top producing agent will allow you to see what he/she is doing and try to apply it to your business. That's exactly what I did, and hell they may even give you leads that he/she doesn't want to deal with. It may not be an ideal client but it will help to get your feet wet and give you momentum.

I think it's important to stay top of mind. Is not their job to remember that you are a real estate agent, it's your job to remind them. I think you need to reevaluate how you market yourself. Tom Ferry has good content on staying relevant and being top of mind. I'm a newer agent so I want to be known as a person that provides value in any way possible. Since you have experience with your own personal property, maybe make a couple of vids about your experience and what you have learned? You got this bro!

@Taylor L. Overall I would agree slightly with the fact that West Virginia is experiencing a decline in most areas but I think that we are due for a rebound. Morgantown has always been a strong area for housing and rental but WVU clearly has a tremendous impact IMO and from what I've been hearing from the Chamber of Commerce here in Beckley, WVU Tech will have a similar effect on the city ( although, obviously not as quickly because of differences in size ). Like @Timothy Doenges mentioned in his reply, I believe wholeheartedly that many areas would benefit from commercial/multi-family rentals. But there just hasn't been development here and I'm currently digging to find out if there is something happening that I'm unaware of. From an investment standpoint, I feel that there are lot of opportunities here and I'm looking to try to bring together some people to make it happen ( that is my goal anyway ). I would love to hear some ideas from you guys! I've also heard from a mentor that a few companies up in the DC area are buying up land in the greenbrier area with the intent to turn the into Resort/Tourist locations so maybe they are thinking long term and a completely different direction than Multifamily/Commerical investments?

Looking for people on BP that has experience investing in the state of West Virginia.  Specifically, what was there experience like? How did they find the deals? ETC ETC All comments are welcomed! Just curious about what people have thought about areas here from an out of state perspective.

I'm a realtor here in West Virginia. Since we are a smaller market than other states I would say it is highly relationship based in parts of West Virginia. Places like Charleston, Huntington, and Morgantown though has lots of opportunities for newer agents. But at the end of the day if you hustle and work your *** off I don't really think it matter where you are at IMO. What part of West Virginia are you thinking about?

@Irene Nash made some really good points. Trust me you will work harder as an agent than you ever did working at the restaurant IF YOU WANT TO BE SUCCESSFUL! I'm in the same boat as you ( officially licensed Friday)  and I've been mentored by a realtor here that's killing it for the past several months and I've learned a lot. I would suggest learning from someone in your market and try to do anything that they need. STUDY YOUR MARKET and find ways to bring value to potential clients.

I would recommend using sites like PrepAgent.com. That was a big help for me as a large portion of the test deals with vocabulary imo. I would also suggest purchasing a PSI practice exam $25( not necessary ) but I felt it gave me an idea of the questions and how the test would be. Other than that if you take an online course they will send you a Modern Real Estate book and I would just focus on terms and key points. I passed the class in two weeks and passed my national and state exam on the first try. Just bust your *** with studying and you will get it done.
