Here in West Virginia I don't think that matters at all! I think what is important is building rapport with your clients. I've made $300K + deals in a Nike Jumpsuit and have also made $25k deals in Business casual attire. Being Knowledgable, friendly, attentive, etc goes a lot further than showing up in the newest model off the lot. I will agree with what @Jay Hinrichs says though, and 100% believe that you will have some clients that you will need to "play the part" but from my experience the above mentioned qualities supersede nice cars & clothes.

From my experience, HUD can be some of the best tenants you can have. Usually long-term renters, and like @Timothy Doenges said if you do your work on the front-end with screening you weed out a lot of not so great options.

 After having a hell of a first year in real estate, I really want to focus on bringing out of state investors into our market. I'm actually gathering some data for a future post on investment opportunites as we speak. What's up guys! It's really unfortunate but there hasn't been a lot of activity on BiggerPockets when it comes to West Virginia. I look forward to changing that if you guys are interested! I'm an agent in southern WV but always down to discuss some real estate!

Like @Brenden Mitchum mentioned this happens ALL the time but I would like to stress not getting discouraged. Use this as a learning example and keep working with your client :)

@Josh Cos There are a lot of variables that are unknown that could prevent someone from answering the question as best as possible. You mentioned that you bought the home with your ex. Are both of you on the loan ? If so , that could cause some friction if she is not inline with what your intended plan is.

If we assume that it is only you then the next step would be to get an idea of the rental market and what you would expect to be receiving per month. Another question ? Are you expecting to use said rent to pay your mortgage ?

I would like some more information to better help man.
