Konstantinos Zaferatos that’s what I was thinking . I appreciate the response. I’m being mentored by a really good realtor and a lot of the times the homes that are being closed on are around the 100k to 250k range being in areas like cool ridge , Daniels , grandview , shady springs area. So maybe should I think about shifting my focus to flips in good areas ?

I’ve been on this site for about 4 months now. I have yet to find a local West Virginia Forum where they’re actively engaged in conversation. I would love to connect with investors who are interested in West Virginia. Is there a reason why there is no traction here ? Would it be better to look elsewhere ? I’ve lived here all my life and I feel like it has opportunity but when out of state investors run numbers on places here it scares them. Please explain the logic that investors have when it comes to rural places like West Virginia. Things like population , which WV has been on at least a 1% decline every year for the past 7 years I’m sure has something to do with it. Are there any other factors that would effect this ?

Nice to meet everyone ! Relatively new to the site but I have been actively looking at forums and engaging in inspiring posts. I’m from the Beckley area in West Virginia and would love to have a mentor. I’ve been hanging around a realtor the past couple of days just trying to soak up as much knowledge as possible. He’s a really cool guy and wants to teach me everything he knows. I owe him for that. Anyway I’m always looking to learn more but the lack of members in this area makes it hard to connect with locals. So with that being said I hope to find more members in the area maybe lurking in the forums. I’m glad to meet you all !

I actually have thousands of questions lol. So many that it wouldn’t make sense to write a reply with solely my questions. I think you are right though Timothy, but going along with what I was saying WV is definitely in the dark ages. We should make efforts to establish some sort of meet and greet , I think it would be very beneficial. Maybe we should take it upon ourselves to find the “ old timers “ ? Would you all like to maybe get something on the roll ?

Welcome ! 

I am a newbie as well ( no profile picture yet :0) but I live in the Beckley,Wv area and would love to find people to network with! As surprisingly big this site is there is relatively little information or communication within the WV community which I find to be a direct mirror to the current state of the economy here ( which could be good for us ). Obviously there are realtors and investors but they are not as "plugged in" with social media platforms like BP so it's kinda hard finding trustworthy genuine people that aren't across the country lol sighhh
