Don't wait for the cool down, buy in Atlanta now, the prices are high but so are the rents.  Go into debt, get used to it its no scary, you are in a safe rental city. 

Get a duplex with 25% down, find an agent who knows what you want, make sure it pays off your mortgage and is in a good area with good tenants.  You DO NOT WANT YOUR FIRST DEAL to go bust, or you may give up on real estate

Don't believe the listing agent, they have lied to me many times about "over asking price" lets wait and see if it sells and goes pending.  

I would say keep searching, find an excellent agent you knows what you want, have your pre approval ready and find 10 properties you like and make offers.

Hello,

I would start your search in Ohio, Columbus, Cleveland etc.  The economy is slowly returning there and there are many homes that fit your profile

Hello Jason,

It seems like the poor lady didn't have an understanding of real estate.  She purchased this property and instead of giving freedom became just like an average 9 to 5 job even worse.  However I don't say this is career ending in anyways, theres ways out of bad deals if you are smart and have the energy to deal with it. 

Motel is a different monster, housekeeping, 24/7 service etc.

Have they been good paying tenants for years? I mean reach out to them, please explain the situation and see what they say.  Its always best to settle things with tenants in person if you can, before things get complicated for no reason

Please, do not guess about what the rents will be like, reach out to a local property management company, they will tell you exactly what rents are going for and what the vacancy rates are like

I want to give good sound advice, I have rental properties and have learned on my own.  

1) How are you going to be purchasing the property,

2) How old is the roof?, whats the overall condition of the property,

what interest rate and point charge(percent of loan)  , as of July 2017 for hard money loan rehab , and hard money is acceptable?
