Hello Lisa,

I would say the start talking with real estate agents, you can find them in your area realtor.com.  I would expect your first property you want headache free, good area, easy to rent etc.

This is the best time to be a buy and hold landlord, more people are renting then ever before.  Economy doesn't matter, what matters is where did you invest?, hopefully in areas that have long term outlooks with blue collar sustaining jobs(Tampa for example, and Austin etc. Oil, tourism,)

Don't take this as last word, ask for further advice from good accountant. 

She will have no benefits when it comes to credit score or able to tax deduct the interest from the mortgage you pay.  But since you are both married it might not be true. I'm telling you from experience when me and my investing partner went and bought home under our names, borrower and coborrower

Don't let the seller push you around with the price, there's plenty of sellers who want your money don't forget that.  Don't fall in love with any property, and DO NOT SHOW INTEREST TO THE SELLER, should be casual like business as usual

A small concession to me would be shorter time to close or higher money in escrow
