It will cost you anywhere from $85 Up to $140, depends where is the property, down south. Summertime grass needs to be cut almost every 2 weeks.  Do you live near the property, how hands On are you with the tenants and property? Do you like negotiating with tenants?  Need more info please

Hello,

I think you should accept that you won't get big discounts in Atlanta anymore.  But that's ok, there are still deals to be made, again depends on property and if seller is motivated. 

Find a good agent who who will help you, look at 10 investments that fit your profile and budget range.  

Buy it your first property in good area, appreciation very likely there.  

In terms of debt, start out small, think about the worst case scenario. If you couldn't rent it for 1 year, could your current income cover the mortgage and other minor things?, if yes then buy it already. You are gonna learn more with your first property then 100 hours of classes.

Give him a call, be very polite to the point, the worst is he says he would rather talk through his listing agent. 

Explain that you want to make a cash offer, but need some more info,

Honest to God William, they are confusing little twerps.  On my journey to financial freedom through real estate, and looking back now, 99% of people over complicate things and make it seem so scary lol.  it really isnt

Hello,

Ok I am going in knowing in the next year you will have a full time job, and I know Cincinnati is coming back economically while prices are reasonable to new investors.  

Please reach out to a real estate agent, realtor.com, zillow etc, they will call you, try a few, and tell them what you want.  If i were you i would say,

" I want to buy and hold rental for profit, not living in the investment. 1 to 3 units in a easily rentable area up to 160k, and good area( don't invest in beginning in crappy areas)"

I honestly would stop negotiating with these tenants, this is New York there are plenty of people you can rent to

Please start the eviction process asap, I don't know 100% but I'm going to assume that you are responsible to electricity.
