Pick up a copy of the book 30 Day Stay from the BP bookstore. That's a solid place to start.

Thanks

Hey, thanks for the shoutout, Nicole!

Anthony, great questions. You'll need to do your research about regulations for your specific market. You can start with a quick Google search for "CITY NAME STR regulations" and then drill down into government websites for the most up-to-date information.

I would connect with other local arbitrage investors here in the forums or on Facebook (you can search for groups).

I just bought it as well, and started reading it.

Hi,

I am looking to do MTR arbitrage in Florida. I have a few markets picked out, and a completely new to real estate investing.

So far I know I should setup an LLC

I have a target market that I'm looking at.

My questions is do they get regulated the way STRs do?

Do you reach out to county to see what their MTR lease terms are?

What kind of insurance do you get?

I know I will need to reach out to an accountant, but does the taxes fall in line as the same as a STR or LTR, and what does that tax break down look like, and I'm aware each county could be different.

Is there anything else I should know?

Thanks. I was looking at rural areas in Florida. No specific area narrowed down as yet.

Hi,

I'm starting to do homework on midterm arbitrage. What are the rules and legalities when it comes to arbitrage?

I'm guessing I need to reach out to the county that I'm interested in, for there rules.

Do I need to setup an LLC?

Would rural areas be profitable?

Anything else I should think about?

So far I know I need to reach out to a hospital or recruiting agency or using furnish finder / Airbnb.

find someone willing to let me sublease their property.

i know I'll need to furnish.

Quote from @Christian Ehlers:

Definitely make sure to visit both areas before you buy if you can, that way you can learn which areas you like and which are the nicest. An agent that invests there as well can tell you a lot about the area and connect you with cleaners, handymen etc. If you want to use it as a vacation spot for your family and as an investment you should do some thinking about where you stand on each of those spectrums, as one place may be better for investment, but another you might like to own more.

Good luck!

Yes for sure. I've been looking at both areas for a couple years now. My plan is to go up and explore both between this year and next year to get a feel for the areas.

Blue Ridge has been very slow this year according to a couple cleaners I’ve spoken to. I was have some difficulties with my pricing software over pricing things in the spring but have been pretty booked June and July. Just make sure you are looking at preCovid numbers when running your numbers.

 Ok thanks.

So it's just a matter of visiting both locations, and seeing which one would work for me I'm guessing.

Hi,

I'm looking at eventually getting an STR either in Blue ridge area, or Helen, GA area. Do these 2 areas typically do well? I've never been to either, but looking at doing some exploring of both before making a decision. My intention will be to use as family getaway as well as STR when not in use

Hi,

I am looking to buy land and build a 800sqft - 1000sqft house. Is it unrealistic to build a house for $60k -100k. I've been doing research on what to look for when buying land, but also open to hearing your experience as well
