Post: Advice on finding comps /SQFT DIFFERENCE??

So when your looking at comps in the subdivision, how far apart can the square footage be to affect your comps on the house you wanna buy? 

For example I have comps ranging from 150K to 220K but they vary from 2000SQFT to 2700SQFT. The comps I'm looking at have the same number of beds, bath and 2 car garages ( couple are 3 beds with a couple hundred sqft on the house im looking at).

Any tips and advice on this would help, also if you have any more tips i could use in the future i would greatly appreciate it.

Seeing if anyone has experienced removing a swimming pool, or advice on it.

Have an off market deal that's pool is in rough condition. It has been fixed in years, and the neighbors tree roots are wrapping around the pipes. The research I did on it you cant just fill it in, I believe you have to either demolish and clear all the pool away, or jack hammer holes all along the bottom and then fill it in.

If anyone has any experience on this matter it would help me out a lot

awesome man, love the hustle.

So my uncle finally decided he is going to move back up north to where we used to live. And with me trying to be a REI, a light bulb came on and thought this is an off market property. The House has an updated kitchen ( granite counters, custom cabinets, new layout, newer appliances), some new light fixtures, and freshly painted exterior. He has a pool that needs to be fixed, and other upgrades i believe can bring this house to the top of the market in the area.

So what are some ways you guys think i can offer on his house?

just go ahead and buy it with bank financing?

How about some creative ways I can get it (sub 2, wrap, owner financing, etc)?

Alright BP, so I got my preapproval letter from a portfolio lender in my area, which is good. But they say the house has to be "livable", the way they explained this to me was that if there was a repair the seller would have to fix it. As we know a lot of the houses on the market that are discounted need some or a lot of work.

So my question is how do I go about to find a discounted deal with financing from a bank with stipulations?

Work with the sellers to fix them? Find other financing?

@Ross K. its a portfolio loan, though they do conventional and fha as well

I'm working with BBVA compass right now, don't know if there's a branch in San Antonio though

i like 203k loans, but the hoops of red tape you have to go through turns me off on this method. Not saying i would do it, but look into other avenues first

call up community and credit unions first

I would just call a couple of banks with the same question and see if its possible, if they are inrerested go try and get a preapproval then you will at least know you can get the HML refinanced
