welcome man,
i would recommend just take in all the sweet info on BP. Start with the ultimate beginners guide and go from there is my recomendation. Also you can go to your local REI meetups and get networking, try to find your way in and see if you can help anyone out

im an Union electrician in houston for local 716, good to see another hardworking investor.

with you living as close as you are, it would be best to just manage it yourself, this experience will do nothing but wonders especially if your in it for the long run. also i do like the idea of airbnb

my advice robert cash is to just absorb as much info as you can here on BP. Get that basic education of REI until you are comfortable and know where you wanna start, then you can dig into that deeper and get a great gameplan for your investing together

might try other ways to find leads, go drive for dollars around your target neighborhoods, direct mail, or theres the marketplace here on BP where u can find deal

are your properties all cash or will you do financing on them too

@Manuel Savorelli all of them are great for creative financing, however i believe it depends on the situation you are in that determines which of the three would be the best one. 

With your situation i believe the best option is the HELOC or HEL, since your two properties are paid for in full, just make sure the properties you look at will cover the HELOC since you would be 100% financing it

and also do you due diligence

This is currently the same strategy im using, i buy my first rental and use the equity to fund future ones, but when i get to round three or four im gonna start paying them down, mainly cause im looking for just enough passive income to "retire early"
