WAYS TO OFFER ON A FAMILY MEMBER HOUSE WHO IS MOVING?

So my uncle finally decided he is going to move back up north to where we used to live. And with me trying to be a REI, a light bulb came on and thought this is an off market property. The House has an updated kitchen ( granite counters, custom cabinets, new layout, newer appliances), some new light fixtures, and freshly painted exterior. He has a pool that needs to be fixed, and other upgrades i believe can bring this house to the top of the market in the area.

So what are some ways you guys think i can offer on his house?

just go ahead and buy it with bank financing?

How about some creative ways I can get it (sub 2, wrap, owner financing, etc)?
