Its a catchy way to say "they are inaccurate as heck" in a nicer way, gets people to call you for valuations which can spark rapport and listings.

Roll off is the first thing I pretty much order for the day of closing.  Since I will need 1-2 roll offs per job typically, for trash outs, construction material, etc.  I think its a good business move if you can stay competitive price wise to complement your trash out service, for sure.

Yes, you can contact the seller directly anytime (as long as you arent an agent yourself). They might be contractually obligated to use their agent, even if you contact them directly as well, so keep that in mind. But generally, if its off the MLS, its fair game.

Real estate agent game is all about connection and people, so pictures are pretty much a must in my opinion.

If looking for retail clients, sellers especially, a line about "find out how much your house is worth for free from a real estate professional, zillow does not give you the whole story"

I'd rely on an Agent's pricing recommendation for sure, if you are really new I'd rely on that for ARV to begin with as well. Otherwise you are going in pretty blind, with no experience a bad ARV can tank your project from the beginning.

Are the abandoned properties owned by the city?  Or are they still owned by banks or individuals?  Who owns them will dictate your approach to acquiring them.  If the city isnt involved in ownership, then they cant really be involved in the acquisition process.  Do you know who owns them?

Yes, yes and yes.  Anything you can do to get in front of the sellers, facebook, call, email, text, talk to the neighbors!
