James, it sounds like you are 95% of the way there ,doing that much work for the investor.  The pieces you might be missing before you feel comfortable going out on your own are valuation, and having a buyer's list.  Sounds like the investor got you the price he needed, then sold the property to another buyer.  Once you have those figured out, you should be good to go.  I'd recommend talking to every investor in your area that buys multiple properties, ask them what they are looking for and details on their last few deals.  Take that data and now you know exactly what kinds of properties you need to find and roughly what the investor will pay for them.  Let us know how it goes!

I'm in the camp that having my license has always only been a benefit to my business for sure.  Yes, there are a few niche things I CANT do since I'm licensed, but the pros outweigh any cons there might be, for me.  What kind of investing are you looking to do and I might have a more specific answer for you!

The next best thing would be to skip trace the owner, to see if you can find where they live now.  Also, talk to the neighbors, check on facebook/socials, and see if there are other ways to get in front of the owners.  Check free sites too, like whitepages . com, etc.

Hey Nyriq!  Good for you on getting started as early as possible.  If I started when I was your age I'd have 10 jets and a private island by now (exaggerating.. but still..).

House hacking is a great way to get started, check out the House Hacking book by Craig Curlop 
Also, check out Set for Life by Scott Trench as well!

You would want to sign an agreement with the end buyer that would specify when payment is due, etc. Some get paid before closing, and most get paid at closing. The best way to guarantee getting paid would be to give title the assignment agreement and make sure they put the assignment fee paid to you on the HUD.
