I just can't imagine having a railroad track 30 feet away from my windows. How often do trains go by there?

If someone comes without an ESA when they come to look at the apartment, and then moves in with one, isnt that verification that they dont NEED one? If they did, they would have brought it with them. If they go to work and leave their dog at home, isnt that verificiation that they dont NEED one?

You state that they are in 2 bedroom apartments. I think it was mentioned, but it might be worthwhile to mention to them getting a roommate. A 2 bedroom seems like more room than a single elderly lady really needs, and if you can match 2 of them up together perhaps they will think on their own about sharing expenses. Then they could probably stay in an apartment even with you raising to market rent.

Revisiting this thread as it came up in a search I made. It seems you havent done any staging or updating the rooms. And now the initial picture is of the pool. As one who just put in a pool and actually wanted a pool, I would never have bought this house because of the pool. It looks like maintenance nightmare. The large tree right next to the pool? Who would ever think that was a good idea. And the pool is shaded, which will keep it cool, when most people want a pool to be warm for comfort. It was mentioned earlier that you could possibly fill in the pool and make it a really nice back yard. It might be something to consider. At any stretch, Id get rid of that pool picture for your first photo.

Sounds like she's done this before. If you're afraid of non-renewal with her, you can always give her notice and raise the rent as much as legally possible, and do not give her another lease to sign, just go month to month. I wouldnt give her your address if it was me. Theres many ways for her to get payment to you, if she wants to. If she sends mail via the USPS, she can get a tracking number to a PO Box.

Was the code issue that she called on something minor? Was the cursing and swearing done before that? Can you give her 90 days notice that you are non renewing? Even with the calling on the code violation, I would think you would have enough evidence that she was simply abusing you verbally, that you gave her the full lease time, and didnt want to renew because of her actions toward you.
