Dear Colleagues! I need your help. I have two condos - second floor, next to each other. Florida, Palm Beach Area. Last week there was a water main break on the street by the condo. Palm Beach Water came in, worked on it and declared all is good. My two condoes and two underneath (1st floor) did not have water. The workers said, their job is done, call the plumber. I did. I had two families without running water. Plumber had to replace valves in both toilets in both condos, replace valves in showers, replace faucet in kitchens. They claim all pipes were filled with sand. Now they are replacing part in the shower that is in the wall, so had to remove part of the tiles. It's insane. My question is - from your experience - do I have any standing calling PBC Water and trying to resolve with them? My condos were fine before they start making repairs outside. Any advise appreciated! Hello! I have a tenant from hell moved out. Fixing place now and preparing to rent it out again. He was my first tenant and I learned a lot in two years of our relationship :) I had quite standard lease with him. I would like to add a clause to my next lease where I clearly outline who is responsible for what.

For example, broken toilet seat - tenant, broken door knob - tenant, replace electric bulb - tenant, dirty or broken window blinds - tenant. These are all that came up during his tenancy. I am looking for a comprehensive list of items to include, or maybe some broad description? I understand that plumbing, electric, appliances are my responsibility, but broken toilet seat has to be tenants responsibility, unfortunately some tenant do not understand this.

What are your thoughts?

Saga continues! I feel this tenant is going to be pain in the neck. He gave me a list of issues. Fine, there are small things that needs to be corrected - net on one window, blinds are hard to close, etc. One issue seems more serious -  the lights keeps flickering. He tells me he is afraid to be in an apartment. I called licensed electrician who is coming today to see what's wrong. I just called my tenant to tell him the guy is coming and the tenant tells me tomorrow fire marshal is coming to see if place is livable or not! WHAT?? !! What do you mean? I am asking him who's going to pay for it? I am not, you reported the problem I called the person to fix. What else am I supposed to do. I am so upset. Thanks for any advise!

PS: I think if I want to be a landlord I need to have a thicker skin, but probably comes with experience, this is my first tenant.

I am not an experienced landlord just yet, but I would understand if she demanded reduced rent if you allowed sex offender to rent from your building, otherwise it is out of your control. Plus in any city there are probably tens if not hundreds of sex offenders living near by. Good luck.

PS. I just noticed you are from NYC, it is unavoidable in NYC.

Thanks everyone. The thing is I am a key employee and work in IT therefore my time is very flexible, I am answering my work related questions at any time of the day including 2am at night, as well as vacation calls are very common therefore if I need to take a tenant call while I am at work should be ok, but it is a people's nature to think that person might be paying too much attention to his/her "other" job even if he /she  is not, so I decided to keep it private :)

Thank you, everyone who took a minute and answered. I've decided to sign up for legalshield service and consult a lawyer before answering the letter from HOA. I used legalshield years ago and they helped me, then stopped the service. Now I feel I need it again. I agree that my tenant or I not liable if the letter clearly stated you can go out after 5pm, but at the same time I do not want to make my relationship with HOA bad since they are the one who approve the tenants and if I decide to sell approve the buyer.

Thanks everyone for an input. I've got a scan of the note that HOA posted and says that 9am - 5pm nobody can use sidewalks. They guy went out at 8PM. Nobody stressed out that only walking permitted without the wheelchair, so I will fight this charge.

I have a follow up questions. My husband says - what is it now we are responsible for everything our tenant does? And I have no answer. What is our responsibility?

I've heard so many podcasts and felt like I learned so much, but now I am having my first tenant and feel like I do not know anything.
