Hello! I am looking for a list that will show me owners of condos in the area I am buying who are not paying their HOA Fees. Majority of owners do not carry mortgages, so there is no point of searching for mortgages. Another idea is to find people who are delinquent on their taxes and absentee owners at the same time. Do you know if any of the sites offer something like this? Or maybe there is some other way to find such information? Thank you!

Thanks to everyone who contributed. I saved all the great names! I already spoke to the lawyer today and he advised me to request standard contract accepted by Florida Bar and once I got it he will review it. I will update the topic once I know more.

Good morning dear BP Community. I have a deal FSBO, the seller sent me a contract that have several questionable moments. Since I am not experienced at all I decided I need a lawyer who can review it with me. Questions:

1. What should I look in a lawyer

2. What exactly lawyer needs to do - review contract, check title, what else?

3. Do you guys pay flat fee for lawyer services, can somebody share some ballpark, so when I contact a lawyer at least I have some amount to orient to.

Any other advise appreciated!

Also if somebody can suggest lawyer I should contact to would be great, particularly Florida state, palm beach county.

Can someone recommend a lawyer I can use, someone who works in Palm Beach County, FL. How usually lawyers get paid - flat fee, I hope not hourly rate. Thanks!!

Hello, once again I am here looking for help and wisdom of fellow REI.

Seller (it is FSBO property) sent me a contract. Couple things:

1. Closing is 10 days from today, is it customary in such transactions?

2. The seller is a trust, what I can ask the guy to provide that he is an authorize person to sell RE?

3. He checked on contract that buyer pays for title insurance (title evidence) but I know in county where I buy it is seller who has to pay. What should I do?

4. I checked and see 2 years of unpaid taxes should I ensure he pays before I sign?

Sorry if these questions are too naïve, but it is my first transaction.

Hi Barry, welcome. I live in Brooklyn too, but invest in Florida. Brooklyn is crazy expensive.  If you live in Brooklyn you know all the neighbourhoods, mine is Marine Park, I think it's absolutely great! What can I say - Good Luck!

Thank you, everyone for taking the time and answering my question. As famous Russian proverb says - morning is wiser than night - this morning when I looked at the problem it was very clear that, of course, I should stay with my agent.

Also the owner who is selling an apartment called me , he is an investor himself, he bought an apartment from the bank, fixed it and selling it. The price is very good, I am seriously surprised, but I gave him an offer and he is drafting a contract (actually his lawyer is). So we will see what happens.

Hello! I am new to the field and need help with the following dilemma. I have a very nice lady real estate agent who helps me with the search. Also I dealt with her before and I like her. I came across a property on zillow that shows "sale by the owner". I send a message from zillow and the response came back from an agent. Now I am torn should I work with this new agent? I am a loyal person so I feel bad to work with another agent. Please, weathered REI, let me know is it ok in this line of business to work with many agents? What's the proper way?

PS. Also looking for any advise how to find an owner for a property if he / she is not responding?
