Post: First tenant, first day and already major issues

Hello Dear BP members. I need an advise. My first rental property, got a tenant, elderly couple. Property is 55+ condo. They moved in on November 1st. I have not seen them, but real estate was the one who showed and helped me with paperwork. HOA did an approval and also background check, references, etc. Right after they moved HOA started the project to redo all hallways (it is Florida so all outside) and sidewalks with the new cement. 7pm last night they allowed people to leave units and my tenant went with his wife who is in wheelchair outside. Today president of HOA calls me and tells me he ruined all freshly put cement, everywhere they see wheelchair marks. They are billing me for the damage $500. What do you think? Should I pass the fine to the tenant or just pay it? What is the sensible way of dealing with this?

I started writing a blog here on BP and wanted to post the link on my Facebook and Linked IN, but then decided against it since many of my co-workers are on both sites. So I am not sure what to do. On one hand I want to share because I am proud of what I do, on the other, I want to keep my professional life separate from everything else.

I am listening to all BP Podcasts and every time guests and hosts stress out how you should tell everyone that you are a REI. I am really struggling with this one. I have a great job with great pay in an area that is nothing to do with real estate. I am not sure how professional it is to tell people at work that I am a REI. I have rental property and I am flipping several properties. I feel like if I tell somebody they will be thinking that instead of working I am doing my side business even thou I am not. So I am very torn on this one. How are you guys doing this, do you tell or not your co-workers about REI Business you are involved? Thanks

@Brian P. Thanks. That's the thing I want to catch before the foreclosure proceedings. If the court records exist meaning it's already in foreclosure, right?

Continuation:

I requested the seller to send me standard contract and include several points I worry about - tax payment, HOA Approval, etc.

Today the buyer and his lawyer came back and talking about quitclaim deed instead of regular sell/buy. Does anyone know what it is and what can be the advantages / disadvantages for such transaction?
