Adding Lease clause about small repairs

Hello! I have a tenant from hell moved out. Fixing place now and preparing to rent it out again. He was my first tenant and I learned a lot in two years of our relationship :) I had quite standard lease with him. I would like to add a clause to my next lease where I clearly outline who is responsible for what.

For example, broken toilet seat - tenant, broken door knob - tenant, replace electric bulb - tenant, dirty or broken window blinds - tenant. These are all that came up during his tenancy. I am looking for a comprehensive list of items to include, or maybe some broad description? I understand that plumbing, electric, appliances are my responsibility, but broken toilet seat has to be tenants responsibility, unfortunately some tenant do not understand this.

What are your thoughts?
