Can someone please recommend an attorney who is WELL versed in JV agreements? SFR reno in Fulton county. The flipper is asking for renovation dollars only.

@Valerie Hiscoe I'm here to learn Ms. Valerie....add leveling primer for the cabinets or the floor??? Plus, I've heard of self-leveling cement eons ago ---- but self-leveling paint? This is a first. Yeah, I just looked it up at Dr. Google.  Will you please elaborate a smidge? And THANKS!!!

Well, this leads me to: How often do we visit the property and inspect for damage, fleas, extra animals? How many inspections are written into your leases?

@Ramal C Bright Here's something out of left field: learn about dry wood termites. Springfield is "ground central" for these buggers. Then travel a very short distance out of Springfield ---- no dry wood termites! Every homeowner there is well-versed in eradicating them. The structure has to be tented. Hec, you're from Jax, I'll bet I'm telling you everything you already know! Call Alvin at Rivers Pest Control.

@Marco Y. I'll bet it's post and beam with a crawl? A must is get a through inspection of the crawl space for rotten beams, floor joists, subflooring, and mold etc. especially around kitchen and bath areas.  Watch for obvious signs of water intrusion in the crawl.  Try to get a free inspection from mold assessors, structure companies, crawl space encapsulators, etc. paying particular attention to the wood moisture content under there. If you visit under the structure make sure you wear a respirator appropriate for mold.

Eeeek! Probably best to pass. Good luck finding the next project quickly!
