@Kionnon Harris Ms. Harris, you are going to do just fine in RE. Why? Because you are cautious enough to ask before you pull the trigger. Your BS meter is overheating so you take your time. Call a lot more HML's listed on BP and you will begin to see what ham-bones the first company are. Plus, I'm sure you are going to read most of the threads on the topic and within a few days be an expert. Keep us posted on your progress.

@Komal Patel Please do what @Gary Headrick suggests first. Second, when making offers do not use the inspector recommended by an agent involved in the transaction.  Find your own who has loads of references that you can call.

Hey dawg, nice! Here's a tip I JUST learned from an old-timer:

tenant applicant drops off application. Application looks real good. You say, "I'll be in touch with you." Later, go knock on the door where applicant is currently living....get invited inside....look around.....chat......ask if you can use the restroom....ask for a glass of ice water then follow them into the kitchen....

The place looks the same as your rental will look.

There's an old "Flip This House" episode, tree removal guy standing on a cherry picker 12-15 feet in the air in the back yard sawing through a dead tree .  The instant the tree cracks open and begins to fall, a SWARM of bees flow out, thick enough to be seen on TV, and all hell breaks loose! I never knew tree removal guys were so nimble and agile.....

Yes buy it, since you did not mention the problem has returned. They fixed it.  The concern is the sheetrock which is close to the cinderblock walls and vapor transmission.  Remove it and if you decide to finish the basement in the future use only the most current, nontraditional, interior sealing, insulating, framing products available i.e., NOT fiberglass insulation/wood furring strips/sheetrock.  That's granddad's way to go about it and it is the worst! (see your walls as an example)   :)
