Hello,

Most Buyer-Representatives I have spoken tend to be not so positive on Fore-CLosed/Pre-Foreclosure properties.

It is not clear what factors act as hold up to look onto Foreclosed properties.

> Can someone share some insights please.

> Please share if you have prior experience in purchasing Foreclosed Home.

(With 20-25% downpayment for investment property).

From what I understand, approved Mobile notary is soon who is associated and endorsed by a title-company.

@DJ Dawson Thanks. Fully agreed. If no SFH is identified in SAC, Fresno, Modesto, I would try out-of-state...might be Georgia.

(Lesson learned in TX: Not sure why there was high increase in property-taxes this year, unlike other states).

Have two portfolios:

  • High appreciating SFH - such as CA.
  • Good cash flow properties (Condo/multi-famly) in markets with more reasonable values and HOA.

Besides COVID social distancing recommendations, tenants have new baby arrival.

To honor their privacy, Desktop Appraisal is only option.

More assumptions updated, however they should not impact rent-increase or price-increase.

Context: As per recent Realtor-com 2021 forecast,

Sacramento: 7.4% price-growth, whereas,

SanJose-Santa Clara-Sunnyvale: 10.8% price-growth.

It is not clear whether Bay Area 1-unit condos will also attain ~10.8% growth, OR condo-prices would go down.

I am in pre-planning phase to narrow down the market, not approached realtor partners yet, as realtors mostly have expertise on local market.

I have prior contacts in relevant markets.

> Option# 2:

Single Family

Location: California - Sacramento/ Fresno/Stockton (Decent School District 7+), (Tier 2 cities in CA)

Price: $400-500K ; HOA: 0 ; Mello-Roos: ~$350

> Plan: Keep the property for 15+ years.

> Assumption:

  • Single Family prices are stable and would rise faster than Condo.
  • Bay-Area property price would rise higher than CA-markets (usually).

QUERY:

It is not possible to determine which option would be a better option:

- in terms of price-appreciation in long-run(10+ years).

- better rent-opportunities.

Please share perspective.
