Hello,

..CA-based beginner investor with RE-investments in multiple states.

> Assumption: Currently break-even, future cash-flow. ;Keep properties for long duration.; ..Two member (Husband + Wife) partnership.

> Purpose:

Priority# 1: Asset-Protection.

Priority# 2: Anonymity

Priority# 3: Tax protection (saving)

> Query:

Which could be the feasible option among:

- Delaware Statutory Trust

- Land Trust

- Series LLC (Multiple in each state); and then having a parent LLC. (WY etc..)

It is not known to me whether there would be any issues passing Properties in Land-trust to next generation…
Please share your views on how popular/optimum option.

Hello,

..CA-based beginner investor with RE-investments in multiple states.

We are looking for asset-protection, BUT Annual LLC operating cost is a significant factor.

(CA LLC fees being very high - $800 our year.)

I have heard that NV LLC is good for privacy-protection, WY for low-costs, DE for corporations.

I am looking for good/otherwise experiences for LLCs (Serial?) from other states that could meet the requirements with LOW operating expenses.

> Queries:

1. Which state could offer optimum cost-effective & Asset-Protection LLC.

2. Best LLC for properties based in California.

3. Would forming LLC in states that do not require ‘physical presence’ in any state be beneficial in anyway?

4. Which is better - Forming LLC with ‘no physical requirements' (DE?) Vs forming LLC in state where one does ‘NOT need to file future annual reports’ (NM?).

Hello,

I have moderate experience in investment residential rental properties process, and wish to learn more about LAND PURCHASE PROCESS - completely new area to me.

Please assist if there is any reference, book, training etc.. that could help attain insight based on current laws.

It is not known to me:

a. If concept of Buyer and Seller agent exist for Land-purchase.

- Would land Buyer agent be as transparent as Home Buyer agent. - as land details could be more hazy, as compared to already built house..with inspection performed by authorities.

- Pictures may be ‘inaccurate’. There might be good pictures, but land may be in extreme slope / inaccessible mountain or in desert in middle of no where; or geo-locations could be incorrect.

b. How to find reliable Buyer-representatives for LAND.

c. How to examine Land quality, soil/ mineral use, if land is in sink hole, liquefaction zone risk.

- Could remote LAND realtor be trusted, as much as we do all above for already built house.

d. Future city plans for sewer, water line etc.. , or future enhancement from city are tough to find.

Land might be protected / restricted , by NPS, BLM or Dept of interior for future construction, or in historical area.

- Are above details shared OR, mandatory to share as part of Seller’s disclosure.

e. Process of converting land from agricultural/ homestead to commercial license.

- Is this a transparent standardized process, or could only be accomplished by well-connected folks..:)

Hi, I am relatively new investor, and have similar questions.

  • - Does private loan take DTI into consideration?

> Private loan lenders possibly do not report loan to credit-bureaus (?). This may not impact DTI, when applying for future loans.

— If future loan applications calculate DTI - would they also take "monthly payments for ongoing private loan" into consideration?

There might be higher interest rates for private loan.
