Why do landlord like to pay water bill instead of letting tenants pay?

If you have 20 units or 20 SFH you have 20 different due dates to remember, 20 times pulling out your credit card every single month. How do people keep up with that?

@Shawn Ackerman Thanks for the info. The title of the property has to be under my name in order to refinance. I don't know how people can have LLC's and residential mortgages at the same time.

@Dawn Anastasi Is that all you have to do? And Does it need to be renewed every year?

Hi BP, what do owners have to do or apply with the city after they purchase a rental property in Milwaukee, WI ? Is there a rental license to apply? property registration to do?

I appreciate all the helpful replies. It seems like it's pretty straight forward. I might establish an LLC later on. But for now it's just me.

@Matthew Shores Thanks for the reply. How about other licenses? or a tax ID? do I need to have any of  that?  And it looks like the registration needs to be renewed every year. That sounds like a lot of work.
