@Ray Lai That is a discouraging thing to hear, especially for a newbie like me. But don't I have to approve the tenants before the PM lets them in?

In one state, I have an agent who can place & screen tenants with my approval for a fee, then I manage it from that point on. Maybe that's a good way to start. 

@Ray Lai What do you mean by "they can rob me?" 

@Kim Meredith Hampton I see. What is the typical PM monthly fee? $100 a month minimum is really common I suppose. So, if a duplex with $500 rent each side has to pay $100 PM fee per side. That's 25% of gross income. That's a big chunk. Or am I missing something?

@Ray Lai @Kyle McCorkel I don't have a PM yet. Looking for one but I see this potential problem down the road. I work about 14 hrs a day 6 days a week. And investing long distance. I'm a newbie investor. I'm trying to buy one MF every about 2-3 month. So I don't think it's wise to try to manage the properties myself. Right? I don't want another job.

@Tracy Streich It must be a painful experience or tenants to go through changes like that. Is there a better way? I'm a long distance landlord.

Hi BP, When we change property managers, do tenants have to sign up for a different property management software for payments with the new manager? Or we use the same software only different manager? I don't want to annoy the tenants with change in rent payment methods every time I have to change property managers.
