@Rizwan Khan What did you find? Please give us the update. This lead paint thing really worries me as a newbie. Need to learn more.

@Chris K. This lead paint thing turns me off a bit. I wonder if other states have similar obstacles when it comes to lead paint. I did read the landlord guide. Renewing the certificate every two years seems troublesome. I will look for a way to be lead free so I don't have to deal with it every two years. Thanks for the reply.

Hi BP, I plan too buy houses in Philadelphia. But I'm not sure how to go about the lead paint laws. I've read the laws and will call them for clarification, but I thought I'd ask BP on this topic. Here are some of the questions:

Lead safe certificate vs lead free certificate. Can I choose to be just lead free certified and not to worry about having the lead safe certificate and renewing it every 2 yrs?

How much does it cost to be lead free?

Any inputs or stories on the subject would be appreciated.

@Jeff Greenberg Thanks for the reply. I don't know how much it would cost or how it would be possible to make an outside entrance for a second unit of a duplex that's on the second floor.

Hi BP, I found some MFHs with only one entrance for all units. Are these houses good investments? The other tenant will have to go through the first floor's unit to get to their own unit (upper floor). Do people want to live in a house like that ?

Hi BP, I'm interested in this triplex. But it has a few non-hazardous violations from 2014 and. the case has been sent to court. What should I do? 2 units occupied.

Still no answers to that. How do people house more students than they are allowed in one unit?
