It’s a smart choice if you want to streamline operations and ensure a consistent, high-quality guest experience without being hands-on 24/7.

Hi Joy - Service animals can’t legally be restricted due to landscaping concerns, but you can include a note in your listing to inform guests, such as:

"The front yard has decorative shells, and the backyard is turf. If your pet has sensitive paws, we recommend taking precautions."

Hi Marc - Aircover offers some protection for damages caused by guests, but it's limited and doesn't replace having dedicated STR insurance. STR insurance provides broader coverage, including liability, property damage (even non-guest-related), and gaps Aircover might not cover.

For damages caused by guests, document everything (photos, receipts, estimates) and file a claim through Airbnb. However, for major issues, STR insurance ensures you're fully covered. It’s a good idea to have both for peace of mind!

Hi Gary - That’s a tough one, but I can see where your cleaner is coming from. If she held the time for your property and couldn’t take on other jobs, it makes sense to compensate her for that. Offering 50% of the cleaning fee for cancellations within 48 hours seems like a fair middle ground.

You might want to set up a clear policy with her going forward so everyone’s on the same page for situations like this. It’ll make things easier if it happens again!
