Post: How Can I Improve My Welcome Basket Guests?

Hi Rob - I’ve found that a mix of local goodies and practical essentials is a big hit. For instance, including local snacks, a small bottle of wine or specialty coffee, and a guide to nearby attractions can add a personal touch. Don’t forget practical items like toiletries, a cozy blanket, and a handwritten welcome note.

To balance cost and quality, consider buying in bulk or looking for local products that offer great value. Presentation matters too – a nice basket or box can make even simple items feel special.

Good luck with your welcome baskets!

Hey Joe! Congrats on your first STR! Keeping a checklist is a great way to stay organized while furnishing. I'd recommend using Excel or a tool like Trello or Notion to track what you need, compare deals, and stay on budget. Breaking it down by room can make the process a lot easier.

There are also some great pre-made checklists in Airbnb host groups and forums if you need a starting point. Would love to hear what style you’re going for—happy to connect!

Hi Jules - A metal frame with a glass top dining table is a great choice for small condos. It offers a modern look, makes spaces feel bigger, and is easy to clean. Pairing it with solid wood pieces adds warmth and a cozy touch. Perfect for a stylish, functional setup!

I totally get where you're coming from—pools are such a great amenity, but they do come with some added responsibility!

A lot of hosts I know use pool fences, safety signs, and provide life jackets to help reduce risk. Some also make sure the pool area is well-lit and that guests are aware of the safety rules. It’s all about finding that balance between offering a great space and keeping things safe.

Hi Joe - I’d recommend looking into Schlage Encode Plus or Yale Assure locks with Wi-Fi. Both allow remote code management and can integrate with platforms like Airbnb and SmartThings. For your setup, you might also consider the August Smart Lock paired with a keypad for flexible access control. These options should give you the ability to configure access for the full property or separate units as needed. Hope that helps!

Hey Josh - Updating photos occasionally can help, especially if you’ve added new features or want to highlight seasonal touches. If your current photos are performing well, you don’t need to change them often—just refresh when there’s something new to show!

Let me know if you need more ideas, I'd be happy to connect!

Hey Jerry - Congrats on your first STR! It's normal to feel a mix of excitement and nerves. To get started, focus on creating an appealing listing with professional photos and a detailed, guest-focused description. Offer a great first-stay experience with thoughtful touches like welcome gifts and clear communication to earn those initial positive reviews.

For Big Bear’s rules, stay on top of local ordinances—maybe even connect with other hosts for advice. If you’re worried about exposure, consider running promotions or competitive pricing early on to attract bookings. Take it one step at a time—you’ve got this!

Post: Should I be providing my guests with free Netflix?

Hey Marc - Offering free Netflix can be a nice bonus for guests and make your property more appealing, especially for longer stays. It’s affordable and easy to set up, but not essential. If you don’t want to provide it, you can let guests log into their own accounts instead—it’s entirely up to you!

Post: Advise on Purchasing my first STR in Kissimmee Florida

Hi Trevor! Kissimmee remains a strong market due to its proximity to Disney and other attractions. While prices have risen, there are still opportunities with the right approach. Start by researching local regulations and working with an agent experienced in vacation rentals. For property management, choose a company with a good track record in STRs and transparent fees.
