Seeking Advice for Initial Bookings

Hi all,

Happy New Year! Just purchased my first STR in Sevierville, TN. Closed mid-December and was able to get two bookings for the holidays. I know January and February are slow months, but looking for suggestions to seek bookings in the short term. I've offered a discount for the next three bookings. I recently opened up my calendar for the next 6 months.

On a related note, does anyone have experience with partnering with a local group to offer discounted tickets for guests? I see Xplorie is popular but they require a minimum of 10 properties for a partnership. Also looking at Viator (parent co. of Trip Advisor).

Hey Nik congrats!

You will definitely need to underprice the unit until you get some reviews.  Pay attention to your weekly and monthly discounts as well.  I recommend having a pricing software (pricelabs perhaps).  You will also want to make sure your fees are in line or below market and your pics are excellent.
