@Account Closed I personally work with investors in the Buffalo, NY and surrounding areas. However, I do have a couple of clients who have holdings in other areas of the country and aren't afraid to look at any opportunity, independent of location.

I'm looking for recommendations on how to reach owners of apartment buildings (5+ units) to see if they have an interest in selling. I'm an agent with multiple buyers who are looking to get in to larger apartment complexes in their target areas. The listing inventory seems very low for these types of properties. My tactics for finding the properties will be pretty simple - driving the target areas and searching the tax records for apartments 5+ units.

Basically, I'm trying to determine the following:
1. What methods I should use to try to market to the owners of apartment buildings?
2. What stands out? (yellow letter, post card, etc)
3. How often do you remail to the same owner?

Samples of marketing materials or general ideas would be great.

This and exactly this. As a property manager, I'd never deny the owner a copy of the lease. In fact, they sign off on all leases regardless of my signature,

It's a pretty expensive area to jump in to, and those buildings come with some unique maintenance concerns. You also have to be careful about buying in a historical preservation district, as they have a say in what materials you can use when repairing the exterior of the home.

Personally, I love North Buffalo and South Buffalo. North Buffalo seems to be the preferred area for owner occupants buying properties at the morning, with its Elmwood/Allentown-esque resurgence without the Elmwood-Allentown price tag (for now). South Buffalo has offers great returns, and most neighborhoods are a solid mixture of investor owned and owner occupied homes.

Just a few questions about wholesaling as a real estate agent... Can you legally be a wholesaler and a real estate agent? Are there specific steps that should be taken regarding disclosure? How do you separate the two businesses?

I have used the Allure successfully in several rentals. The nice thing about it is that it sticks to itself only, and not the underlay. As long as you have a nice flat underlay, you should be alright. If you do get a pop, just use a heat gun to get the glue soft and sticky and stick it back down, or fit in a new piece.
