That was one of the reasons I started using them. At the time, I was working with a lot of lower end rentals where tenants had limited/no internet access. It's a different situation now, but I still prefer running the checks myself and since I collect a $200 deposit with application to ensure the tenant is serious, I can deduct the cost prior to returning the funds if I decline them.

I've been using YouCheckCredit.com for many years now and find their services to be reasonable. You can run the credits yourself or send the tenants through a website that will let them submit their info and have the credit check run.

I was working on a deal for multiple roofs for a client, and had 3 quotes come in somewhere between $41,000 and $45,000. After speaking to a friend in the business, he recommended his on-staff handyman to me. He was able to come in at $30,000! Same materials, same quality from what I can see. It pays to shop.

I always seek to better my business model because I strive to be the premiere property manager in my area. What sorts of expectations do you have? Where do you find most managers lacking? And what do you feel most managers do an "adequate" job of?

In some areas, the police won't do anything for a property manager. Speaking from experience as a property manager in Buffalo, it's a huge pain to get the police to help me because "I'm not the owner." Getting a car towed off a property took me almost 3 months.

CraigsList works well for me. I use Postlets.com to generate nice HTML ads for CraigsList. It also pushes out to Zillow, Trulia, HotPads, and a bunch of other sites. I generate a LOT of leads this way. I also have my own rental site that lists properties as well, with a contact capture on each page to bring additional leads.
