Suggestions for contacting apartment owners?

I'm looking for recommendations on how to reach owners of apartment buildings (5+ units) to see if they have an interest in selling. I'm an agent with multiple buyers who are looking to get in to larger apartment complexes in their target areas. The listing inventory seems very low for these types of properties. My tactics for finding the properties will be pretty simple - driving the target areas and searching the tax records for apartments 5+ units.

Basically, I'm trying to determine the following:
1. What methods I should use to try to market to the owners of apartment buildings?
2. What stands out? (yellow letter, post card, etc)
3. How often do you remail to the same owner?

Samples of marketing materials or general ideas would be great.
