Agree completely with the wiring. One other point I'll throw in to Dave's mentions is galvanized plumbing. It's fine while it lasts, but it does eventually corrode and age out. You'll often times see a mixture of multiple plumbing types in a single home, as various parts have been repaired or upgraded over the course of the years. The common failure points are elbows and joints.

We like to use Pex in our renovations and repairs whenever possible.

I agree with @David Niles on this one. Working with Buffalo properties, you can find some great properties that are inexpensive but need work. You should have a firm handle on the area of the city you are investing in before you ever make your first offer, and you should be comfortable with the decision to purchase in that area. My rule of thumb when looking at properties is very simple - if I wouldn't want to be there after 5pm, and I wouldn't want to send a contractor there after 5pm, I walk away.

The most effective thing I have found? If you have a solid social media presence, post it there and flat out say it's a scam, and ask people to flag it. CraigsList runs on algorithms and if X number of people flag it for every Y number of people that visit the ad, it gets flagged and removed. CraigsList doesn't offer great (any) support for free ads.
