I just try to be as creative as possible. Especially now where deals in my market (Tampa) are flying off the shelves selling for over asking. I try to network and I have bird dogs, wholesalers, I go on for rent on FB marketplace/ craigslist and if I come across a property that seems like it could use some work Ill message the owner. Maybe he/she has another rental or property they're looking to sell. I comment and message people on Instagram and other social media platforms. I tell them what I do and I will get responses. I also have multiple agents I talk to to help find me off market deals they come across. I also target ones who seem to sell properties in my price range because they will know the better areas for those priced as well as having connections to getting my type of home. I drive for dollars and find potential deals, etc. Networking plays a huge role as well! Tell people what you do and what you're looking for. That's all I can think of for now! Hopefully this made sense!

Hello Roy hope you're having a great week thus far. I agree with Steve. You want to build rapport with the seller and not sound like a robot, people won't take you seriously. You definitely want to have a solid intro and have questions to ask regarding the home, but don't solely read off a script. Hello Marie, hope you're having a great week thus far. I'm an investor in Tampa, also seeking properties in Orlando and I think we could be beneficial to one another. I also agree with Frank above me. Get lists from the county on people who are behind on their taxes, probate, also see what houses haven't had running water in 6+ months,
drive for dollars and find distressed/vacant homes, look on facebook, craigslist, etc. Be creative. Let everyone know what you do, word of mouth is huge, network to investors so you have an idea of what to look for.
