Hello Giuliano! Hope you are having a great week thus far. I do have some contracts my self, You can also find them through a title company. Some great lead generation would be flipster and propstream! Some of the best ways I've found deals was driving for dollars. You get to learn your market and certain areas to look out for. Second best way, which I love is to get in contact with some bird dogs all around. If you close on a property they send you, then they get paid by you. In addition, look on craigslist, zillow for sale by owner. Look for large price decreases as well as long days on market. I'd love to talk to you more and potentially JV some deals. I specialize on the disposition end of wholesaling which is getting rid of the deals and getting them sold. I agree with Erickson. The best way is driving for dollars. You get to know your market a bit more, find some great areas to be looking in, as well as see the house in it's current condition. Very similar idea, but find a bird dog in your area to drive around and find properties. Every time you close on them, compensate the bird dog for helping you. I also encourage you to network with wholesalers who look for properties in your market. in addition, I like to look on craigslist/ facebook market place at FSBO, handyman special, etc. Also look at for rent on those sites. Hello Jacques, my best bet would be to go into a facebook group that consists of real estate and post your deal. For example, I live in Tampa and belong to a bunch of Tampa real estate or cash buyer groups. I see a ton of wholesalers who post their deals in that. Also grow your cash buyer pool! I'm no wholesaling professional, just going off of what I have seen. Feel free to connect because I'm an investor and would love to help each others business!
