Hey, Toby. Welcome to BP. Are you looking for turnkey properties or ones you can put some value add into? I might  reach out to @Adam Schneider and ask when the next Greensboro, NC Deal Makers Session is. I can't remember if he runs this one, but if not he will know who does. Also find out when the next REIA meeting is around you (look under Community>Networking Events). Lastly, start cruising the Marketplace here on BP and ask to be added to the buyers list of any Wholesalers who are advertising the properties which meet your criteria. Be sure to let them know specifically what you are looking for so they can keep an eye out for you and let you know when they find something.

Just wanted to give a quick thank you to @Uriah D. and @Dawn Brenengen for putting these meet ups together. Saturday, was awesome. If you are a new investor you need to be at these so you can see the process happening in real time. Uriah is 100% open about the project and the underlying numbers. He answers any and all questions, and gladly shares the issues he ran into with the property, along with the solutions he came up with to keep things moving forward. Seriously, these are the type of educational opportunities you DO NOT want to miss.
