Thank you, Deanna. I was actually out of the state and they took the whole tree away without asking me and cut it at ground level. I have reached out to a certified Arborist and they will be coming to look at what remains next week. My understanding is there is an accepted formula where-by they determine the unit value of the largest available replacement tree, and then multiply by the number of units of the removed tree, and then any adjustment values for location, breed and such.

I will ask the tenant to grab a leaf and an acorn for species identification purposes.

Hoping for a little guidance from anyone familiar with the NC Statues on trees and lumber. Quick scenario is I have a property in Guilford County and the tenant called to tell me the neighbors were having a tree removed and the contractors accidentally came to my property instead and cut down a 30 y/o oak tree in my front yard. . .

Here is what I found in the NC statues "1-539.1. Damages for unlawful cutting, removal or burning of timber; misrepresentation of property lines." I also contacted another tree service to see how the issue should be handled and what discussion to have with the contractor.

I am hoping someone knows:

1. an ISA Certified Arborist in the Guilford County, NC area who can appraise the lost tree,

and

2. any advice on the conversation I should be having with the contractor, and what sort of damages I should reasonably be looking for.

@Andreas W. I like the way you are thinking. Although in this case the unit is having increasingly more problems (they mention it at each semi-annual maintenance), and in fact last night the tenant alerted me to the fact the unit was not blowing cold air and there was ice on the attic unit lines. This could be as simple as clogged drain, low on Freon, coils are dirty, etc. . . but they are a good tenant who pays on time, and the maintenance reserves I have in place for the unit should cover the cost of reasonable unit I think. As well, I don't want anyone to be without AC for any period of time in the NC summer.

@Jim Adrian, Thanks, Jim. I agree with you and I am a big proponent of both HVAC and Pest Control maintenance plans. I think of it as cheap insurance, and it lets the tenants know I care about keeping the property safe for them. In fact, the reason I am pricing out units is the last inspection stated the unit was beginning to draw more current, which I took as indicator it was beginning to give up the ghost at 15 years old. I hadn't considered converting to a heat pump from a forced air system, not sure if I would rather just 'plug and play', versus converting.

Hoping some of the Greensboro/High Point, NC area members can point me in the right direction to get the HVAC in one of my rental homes replaced at a reasonable cost, for a reasonable unit, on a single zone 1900 sqft, two story SFH. I know I am asking for a bit of a unicorn at this time of year. I am planning to hold the unit for some time, so I am ok with a used unit in good condition with some sort of warranty as well.

@BrandonPurdue Hey, Brandon it had been a couple weeks and I was wondering how the process is going? Did the seller get the water leak fixed and did the contractor have any issues getting permits, or have they already begun demo and work?
