Blinds on your windows and do pop ups at random time, get familiar/friendly with the neighbors..maybe give your number to 1 or 2 neighbors. Maybe a security system, motion detector lights, leave a light on in the house/and maybe a porch light.

Whomever represented you in the purchase of this condo, didn't inform you of all your rights & due diligence with this purchase.

Sounds like the listing agent represented both sides of the deal, which is a conflict of interest in my opinion. Also sounds like he "danced" around your questions because sellers agent had the best interest of the seller.

I believe you are entitled to the current occupants information since now you are a landlord by default.

Consult an attorney to get a clear understanding of your rights at this point in order to figure out what strategy you can use ( especially if the rent is paid on time regardless of who pays it ) to get her out and your son into the unit.

Look up your local landlord/tenant act and read it thoroughly, to see if there is anything in the landlord tenant act which you can use to get her out.

I would follow the landlord tenant act for my area, in regards to the written notice (keep a copy for yourself)  to cure the default of the lease agreement with the proper amount of time allowed by the landlord/tenant act. Wait the appropriate amount of time, if the tenant doesn't get rid of the pitbull, move forward with eviction.

Is your plan to move out of the unit, due to what the President said?

I would request a refund in writing with your reason as to why you are requesting a refund, with a specific time frame for the landlord to respond. You can go to the tax assessors office for the mailing address of the landlord, send the letter certified with a return receipt.

Never had a rental property go into foreclosure. However there is nothing that can be done to protect your credit from a foreclosure.

You may want to consider a short sale or deed in lieu of foreclosure. Not sure how personal assets can be protected from foreclosure, may want to consult with an local attorney.

As a woman investor, I would never rent to any sexual offenders as I manage my properties myself. Regarding the tenants safety, just like you performed your due diligence, the tenant would have to do that as well in order to protect themselves and family members.

I also have that added into my lease with website/state police information. If the prospective tenants ask me about sexual offenders in the area, I simply say, I can't confirm or deny but you can research for yourself and make an informed decision.

I went to Alpha College of Real Estate who offers online & classroom (day & evening) classes. If you take the in classroom course, representatives from local RE Agencies sometimes come in and speak about that particular brokerage trying to recruit new agents.

The process is to take the classes, schedule & pay for the state exam (various locations & times), backround check & fingerprinting.

You can start interviewing with the brokers of your choice to "hang your license". Many RE Companies have various charges (desk, administrative fee), which you would have to factor into your budget of your monthly operating costs.

Sponsoring brokers sometimes pay or reimburse you for the cost of your classes after working with them for a certain amount of time.

Personally, I preferred to take the in classroom training in order to network with other "newbies" which would be a part of your network in starting out.

Since being a former Realtor from NY and being in a huge brokerage firm, I wanted to be with a smaller company to get more of hands on training, and questions I may have had in getting started here. Some of the larger companies have over 30 agents which I felt I could "get lost"

Look into your local landlord/tenant law which may have a handbook for the locality in which the rental property is located & fair housing laws

In my area, Section 8 typically reduces the asking rent a few dollars but I have never heard of $300-$400. You may want to call them or rent to someone who will pay out of pocket.
