Not sure why you would allow a tenant to take occupancy without the total move in amount and a signed lease. Based on previous responses, sounds like you are in for an eviction.

I would take pictures of the mold, and speak with the landlord and show her the pictures and even consult with an attorney, especially since I am not sure what the long term health effect of mold exposure.

I think it may depend on the price point of the rental

You can look up and read the "landlord tenant act" for the area in which you are investing in.

I have something similar in my lease agreement and an addendum that the tenant sign which outlines "negligence" in regards to the plumbing issues and damages outside of normal wear & tear. I also do quarterly inspections and look for damages and speak to the tenant about any problems/issues they may be having.

When/if  my plumber assesses the situation and says "Tenant has been putting paper towels/feminine products/cooking oil in the  sink or toilet. I notify the tenant that they are responsible for the repairs due to the negligent act. I will typically pay for the repairs and get reimbursed from the tenant, even if I have to offer them a payment plan.

May have to look online and purchase directly from a distributor, IF they sell directly to the public rather than a licensed pest control techinician/company.

Don't think that is common or even legal to require a tenant to post date checks for the entire year.

I don't think that will go over well with any candidate pool. My experience with the low end rentals, is most don't have a bank account, they use prepaid debit cards and mostly cash.

With the any rental, I believe if you stay on top of the tenants (not babysit) and your paperwork it will lessen the amount of money you may lose.

I wouldn't pursue the late fee with this situation. I would just clarify with the tenant how and what needs to be documented in order to avoid any further mishaps.

I would contact the utility company or electrician to see if they can come out and assess the meter usage and determine if it's only 1 meter for both properties.

I would also probably have someone call or call myself inquiring about the building in the front, and ask the pricing, utility questions.

Have you spoken with this tenant to see why he/she is always late? Is it due to her pay periods?

Since I meet the tenant at the property on the date of move in for walk thru and such, I do 2 originals.
