It's not being promoted in any particular state/city it was posted on twitter by one of those users who give life hacks/quotes.

Thought it would be interesting discussion on BP for the landlords/owners in various parts of the country/world.

Although this may vary from state to state, I saw this on twitter and was wondering if there is any truth to this. I hope I attached the screenshot/ picture properly, if not here is the quote:

" You can register your dog as an Emotional Support Animal for $65 and it will be illegal for any landlord to refuse rent to you"

I really had to laugh out loud at some of the responses, but it I agree with the responses so far. Common sense/body language and eye contact is major in the pre screening process.

Prior to becoming a member on BP, a lot of my experience came from trial and error, I don't use a property manager , I am my property manager, so am involved in all aspects of the my rental properties.

Since joining BP, I have tightened up my lease a bit to include things I actually didn't think of from reading the discussions on various topics and situation pertaining to landlord issues.

Outside of reading/interpreting/ understanding and applying the local landlord tenant law, I learned quite a bit from just sitting in court for an unlawful detainer and hearing other landlords/PMs discuss unlawful detainer cases, prior to mine being called and I took notes to apply to my process.

Since you are a realtor and many property management companies have specific guidelines on income/credit, I would suggest he looks for a private landlord who may be more willing to work with him and over look his low credit score and base the decision on his income alone..

Many private landlord in my area don't check credit they are just concerned with the tenant being able to afford the unit and base the decision on verifiable income/paystubs.

In your lease you should have a section about whether pets are allowed or not,with the cost of deposits/ pet rent/liability of damage caused by pets.

You can also add a pet addendum to your lease, to clearly state the size/breed/age/ approximate weight of the pet and damage responsibility.

I make all my pet fees non refundable, since that would cover at the least the cost of pest control for fleas/ticks.

If these are things that wasn't discussed at the time of the verbal agreement, I would call the tenant and explain the pet policy/deposits so that you can revise your lease accordingly.

I never accept any personal checks for the initial deposits or to hold the property.

Interesting...In my area my cost ranges from $100-$150 for filing all necessary paperwork with the courts & Sherriff service to serve the tenants and approximately 30-45 days until I get possession.

I notice on a lot of discussion threads owners/landlord offer the current occupant/tenant Cash for Keys when trying to sway an occupant to leave rather than eviction.

I am wondering if this is more popular in states which are not landlord friendly or takes forever or expensive to have someone evicted.

I prefer the SFRs vs MFRs, simply because in the MFR you are going to have to deal with the complaints and resolutions of tenants bickering.
