I would offer a $100 off security deposit for (applicable month) move in, pnce approved. The way that I look at it is as a landlord we have lots of competition ie apartment complexes (which offer many rent specials) and other private owners, so if I have a property that is sitting on the rental market for longer that I would like it too..I offer that kind of discount to generate more interest and possibly a good tenant.

If the stove/oven is disgustingly dirty..I spray it with Heavy Duty Easy off ( sometimes I spray it 2 days in a row and then clean) and let it sit for a day or two..if the drip pans doesn't look clean enough that I would cook on it, then I just replace them. If it's a lot of grease on it , I use a heavy degreaser or Goof Off.

Sometimes on Christmas Eve, we take them a bottle of Vodka just as a Thank You and since the holidays can be stressful for parents...also being available to them answering calls & rectifying situations in a prompt manner,being a woman/landlord of my word. Leave cleaning products. One of my tenants has 7 children and they are very respectful, A/B students, involved in church so one time I brought them all ice cream from the ice cream truck. With that particular tenant we have 4 other properties on the same street, so she is like my little spy. LOL

cheap is not always good...You may want to start by doing some more research not only through the BP forum (which is great) but online research with the area/market that you would be interested in..decide on a price point that you would like to stay within, check a few of the local real estate agency websites( sometimes they have the address) and you can do ride bys which will give you a chance to check out the area and curb appeal of the properties. Network with friends and family ( you never know who you can hire within your network (handyman, electricians, plumbers)

Shane, Personally the arrangement you noted above wouldn't work for me. I mean your landlord may have a lot of experience in flipping properties, but that doesn't sit right with me ( you buy the property, you finance the property but split the proceeds 3 ways). Realistically speaking, you can find your own property, finance the property and since you are financing the entire project anyway either hold or flip. Since most of the rehab will be based on whether you decide to rent the property or flip. ..Just my opinion and don't want you be taken advantage of since your landlord knows about the large sum of money.
