Bil Casimir Since you won't be living there it would probably considered a Landlord/Rental Property Policy which will be a different policy that your current home, you may want to contact your current insurance provider for a quote. Not too sure about the home warranty insurance because personally I have never purchased one

Daniel H. Why do you target one particular tenant? Are they below the market rent that the size of the unit. I would probably wait until ownership transfers to me. Then I would send an introductory letter of new ownership notifying tenant of rent increase with the applicable date and how rents will be paid/received, late fees, maintenance request and things of that nature.

Thanks Roy N...guess I really have to go back and look at it for some more information on the style and things of that nature. but it would need to be cleaned up/refinished...good to know :-)

Currently, rehabbing a property that has a cast iron claw foot tub that we need to get rid of. A friend suggested that I sell it. I have done some research and found that these tubs (used/new) are for sale for anywhere between $1300-4500-new. anyone have any experience or knowledge of the demand of these tubs?

Hi Thomas Bernard You need local representation-Realtor, Real Estate Attorney or closing agent) Never ever send money directly to anyone for a purchase, don't even send a deposit until you secure an attorney or closing agent to work for you on your behalf to ensure that you are protected. At that point if you decide to move forward with the purchase, you can send funds (initial deposit once your ready to close on the property the balance of the funds that would be needed to purchase, after you receive your HUD statement which is a breakdown of all the monies needed and applicable charges for the closing) to your Attorney/Closing agent and order a title search to ensure the person you are buying from is the actual owner and have no liens on the property. Your real estate attorney can review all the purchase contracts and contingencies (inspections and such) who can hold the funds in a escrow account (for your protection and to work for you) until all your inspections have been completed and a written report have been submitted for your review and approval until closing. Regarding the closing part, you may have to appoint a power of attorney locally to sign on your behalf, but that may vary from state to state.

Photo identification and social security cards which can be copied are a must, if they don't want to submit the necessary documents, then I wouldn't rent to them. If they are giving you a hard time now..can you imagine the hard time they will give you as tenants..I would pass on those tenants.

I typically use an off white/antique white color for the doors and trim which to me is easy to touch up paint in between tenants or if it starts to show blemishes.
