I would have to ask a few more questions..to me what they own/sell in the area would not be as important as a few other questions:

How do they handle emergencies, invoices?what would they consider an emergency?
The fee for property management? What does the fee include?
How do they handle non paying tenants, late payers, pay or quit, eviction, court dates and things of that nature?
Rental screening process?
Marketing and tenant selection-do you as the owner have a say so?
Credit/court document review, rent collection and how do you get the rent
Property inspections (quarterly-every 3-4 months)
Pets policy and verification of income

Just to name a few of the other concerns/question I would have prior to hiring/contracting any PM

In my area I provide a fridge and and in some SFRs a washer/dryer hookup

Currently in a similar situation with a tenant that has been my tenant for over 2 years..in the past I have worked with her and she has been a woman of her word..this month no rent, every week she tells me that she will have all of the rent next week..well needless to say..she hasn't paid April rent Evicition paperwork filed-court date May 14th) with May being next week, our thought is if she hasn't paid April..she isn't gonna pay May, unless she can pull a miracle.

Document everything and all attempts of having your handyman/repairman enter the property to repair such items. Yes, I always reference the lease regarding allowing handyman/maintenance items to enter the property to repair things with proper notice to the tenant. The particular tenant you speak of may indeed be spoiled or have a problem with anyone other than yourself -maybe for safety reasons?

Personally I don't agree with that, especially from a PM. If that's the case you can do the same thing..what's the purpose of hiring a PM? How would your property be safeguarded against vandalism/theft/squatters?

I would take out the current and market as "Washer/Dyer Hookup" , if you do decide to leave in the unit, make sure your lease clearly documents how repairs/replacement are to be handled and who will be responsible for the cost

Speak with them face to face (all parties on the lease) and you may want to reference points from your lease regarding noise, local and state ordinance regarding noise during certain hours.

William Donaldson I used to work with a company based out of New York named FurnishedQuarters.com that have properties through out the US (not sure if they have any in Charlotte) also another company named Bridgestreet.com who offer furnished. short term rentals. Not sure if it will meet your criteria ...Good luck!

I haven't used any of the forms from legalzoom, however I believe they create the lease based on the state that you are located in or the property is located in.
