Poll Question : Include washer, dryer and refrigerator in SFR??
Hi. I'm re-evaluating if I should provide a washer, dryer and refrigerator for my tenants. I don't provide any of this at the moment. I just think it's another maintenance call to repair and eventually replace the appliances. On the other hand it'll make it a bit easier to rent and possibly can rent the home for more.
I only have a few properties, they are SFH's in Phoenix, Arizona. 3-4 Bed, 2.5 Bath homes.
Do you provide the washer, dryer and/or fridge?

I think a good way is to advertise as "will furnish if necessary", then ask prospects if they need these appliances.
You will have your answer.
Not all renters have washers and dryers, especially those moving up from apartments, but most have fridge.
If there is a laundromat nearby, then you definitely can get away without providing washer/dryer
