Can you complain (written/verbal) to the jurisdictions animal control unit or even the Home owners Association?

I live in a condo and the tenant next door (last summer) would always leave the dog tied on a small porch/patio area and the dog would bark non stop all hours of the day & night. I complained to the HOA not sure what the HOA did , but they are no longer there.

Deny the application if it starts out like this ..it will end up worse and a problematic tenant. Don't ignore these signs.

I try to update my pictures after almost every move out since I typically have to paint & do some minor repairs, which kind of change the look of the home but not the space.

I am more than fair with my tenants.  If it's a first time occurrence with requesting to pay the rent on the 15th, I will agree but I send out my pay or quit/documentation to reflect the requested date . So just in case they don't pay I can move forward with starting the court paperwork to start the eviction process.

But the bottom line is they agreed to your terms of the lease with how/when rent is due & when it is late.

Lowes/Home Depot has a variety of cabinets you can buy off the shelf (white/unfinished/like a  red-ish-brownish color).

Since there is no lease, does your grandparents have any documentation on him? Rental application/proof of income/proof of identification?

I ask that because I have been in the general district court for eviction in my area & the judge has requested to see the lease from a landlord that was called before my case. Luckily that landlord had it with him.

Also look into the landlord tenant act in your area.

I am assuming since it's a multi family, the owner would be responsible for the maintenance of the yard/snow & common areas (hallways/staircase).

I am wondering if there is a problem with him actually getting the rent money out of the bank since he is paralyzed.  Does he family/nurse/ personal care aide that assist him with things like this?

If your grandparents start being firm but polite with him & send the proper pay or quit paperwork to the tenant, maybe that will give him some initiative to pay on time. Every time he is late, send him the paperwork .   That will light a fire under him to pay the rent on time  or if paying late include the late fees.

Start keeping track of his payments or lack thereof, document everything.

I don't have much experience but sounds like the leak may be coming from the unit above yours & you need to speak with them . Take pictures & document everything. You may also want to speak with the HOA.

You should follow the landlord tenant act in your state regarding delivery of pay or quit. Wait the appropriate time frame for pay or quit (3-5 days in some states). Complete & file the appropriate paperwork with the courts,  serve court papers, show up to your court date & state your case to the judge.

Depending on the reason for eviction, you may be able to ask for an expedited eviction, which my understanding is a shorter time frame for a court date.

Make sure you have the tenant file with you & you have documented everything (late payments, damages thus far)

Everyone has the right to appeal, not sure if there is anything you can do to prevent the tenant appealing.
