I would definitely consider investing in Texas. You're at an advantage by having family members that reside there. California is just too high. Marginally it doesn't make sense in any aspect. Happy investing!

People are scared to lose money. It's all about mentality and perspective. The world is taught it's fine to work for a company 40 years plus, and retire broke. Hell who is to say an individual will live long enough to enjoy retirement. Plan, research, find niche, and attack relentlessly.

Yes. It was a condo in Sacramento for 80k. Similar condos sale for 120k-150k. Hiss thinking about it makes me mad.
